As an organisation we spend considerable time and resources to ensure that our property team are kept up-to-date with the latest changes in legislation.

Whilst not inclusive, detailed below is a list of some of our building services and details of the legislation to which they refer:

Some Things you Didn't Know :

We are able to assist Lessees in exercising either their "Right to Manage" or to "Enfranchise" under the Commonhold & Leasehold IReform Act 2002.  We have successfully worked with Lessee groups in incorporating a RTM Company, and serving the appropriate notices on their Freeholder to exercise their Right to Manage or to Enfranchise.

Has your Freehold revered to the Crown? 

We have experience of working with groups of owners who have found themselves in a situation where their Freehold has inadvertently reverted to the Crown.  This is normally because a company incorporated by a developer has been dissolved by Companies House.  Any assets held by that company, often including the Freehold Title for the apartment block or estate, will revert to the Crown.  We can work with you and a solicitor to establish the best way forwrd under such circumstances and to enter into communications with the Crown to remedy the position.  This is an area where we are increasingly invited by owners to assist and we will be pleased to discuss your requirements with you.

Applications to the Leasehold Valuation Tribunal

This is an area where we have considerable expertise and our Property Management Team are lodging applications with the LVT on a regular basis for a whole variety of applications.  Whether it be a determination on a breach of Lease, Dispensation under Section 20 of the Landlord & Tenant Act 1985 and Commonhold & Leasehold Reform Act 2002, or determination of Service Charges, we are able to assist.

Our Property Managers can work with you to prepare the appropriate applications and bundles as appropriate and to determine the best way forward in consideration of your circumstances or property management issue.
